Landlord Advice

Whether you let you property furnished or unfurnished, as a Landlord you want your investment to be a safe, secure and a hassle free experience for both you and the tenant.

Samuel Dickey estate agents take this very seriously and sources tenants who will take care of the property for the full length of the term and treat it as their own home.  From the moment of first viewing and application, each tenant is assessed on their suitability for the property. 

We understand that every tenant may not uphold the same high standards of care and attention to detail in keeping a home in the same way an owner occupier might and we specialise in minimising the risks. 

The specific requirement of each landlord will be considered for each property and their instructions carried out. We believe in finding the right tenant and not just any tenant.

We specialise in a tenant finder’s service or a full management service.  In each case the tenant is assessed through references of banks, employers and previous landlords.  An inventory of condition is recommended which can be provided by us upon request.

Important Points to remember

  • Keep abreast of legislation including Fire & Furnishings (Fire)(Safety)(Amendment) Regulations 1993 and Gas Safety (Installation and Use) Regulations 1998.
  • Retain an inventory (provided by us)
  • Pets – you can refuse or accept pets at you discretion.  Pets must be kept under proper control in accordance with terms of your lease
  • Each viewing is accompanied – no one will ever view a property on their own without the landlords consent
  • Managed properties will be visited regularly to assess condition
  • Advise your insurers that you are renting out your property to ensure adequate cover
  • Repairs to the building are usually the responsibility of the landlord – we have a list of approved contractors to offer a range of maintenance services

Advice to Tenants

As a tenant you are entering into a contract to live in a home owned by someone else.  It should be an enjoyable and hassle free time for you to live in a property of your choice.  We understand that the rent you pay is a reasonable amount of money and for that you should expect the highest standard of care from your letting agent and your landlord.  This means that all repairs are carried out in a timely and efficient manner without worry.

As a tenant you will be referenced which will require you filling in our application form and providing bank details, previous landlord details and employers details. A small fee is chargeable for this service.  You cannot move in until these checks have taken place.

Once accepted you will be asked to sign a contract and pay a full months deposit.  On the day for your lease to commence you will pay your first month’s rent, sign the inventory and you can enjoy your new home.

At the end of your tenancy term we (or the landlord if we are no managing it) will carry out an inspection to assess for damage and if everything is in order, your deposit monies will be returned to you.

Energy Performance Certificates

Samuel Dickey is a fully qualified domestic energy assessor accredited by Elmhurst Energy to provide Energy Performance Certificates (EPC’s) on domestic buildings built before 2008.

If you are selling or renting your home it is a legal requirement to provide and EPC for the purhcaser or tenant.  We provide each property listed with an EPC as part of the service.
